Information for owners at SeaSpray concerning the property and ongoing projects.

CONDOMINIUM OWNERSHIP

Condominium ownership is unique in that an individual owns full title to a unit interior and shares a percentage of the common area with other owners.  This creates a community where all decisions must be made for the benefit of the whole and not individual owners. The interior of the unit is the responsibility of the unit owner. All repairs and access for these repairs are the responsibility of the owner. The balcony is a limited common area.  The balcony carpet is the responsibility of the owner. Doors, windows and screens are the responsibility of the owner. Repair cost from damage caused to a unit from another unit, not common area and not through negligence of the other owner, is the responsibility of the recipient of the damage. No owner may alter the exterior of the building without submitting a detailed proposal to the Board. The Board of Governors will review the proposal and submit their decision to the owner. Example of exterior alteration:  In the installation of a washer/dryer, the dryer vents through a common area. If you have questions on these type of items, please contact the management office.
