SEASPRAY RULES AND REGULATIONS
1. GRILLING ‑ Grilling and outdoor cooking shall only be allowed in authorized areas. Occupants of units are expressly prohibited from having open fires orcooking of any kind on balconies or hallways.
2. PARKING ‑ Each condominium unit is allowed parking spaces for two cars only. Cars must park in lined spaces and shall not park on the grass or other areas of the project. The entrance to sidewalks shall not be blocked when parking. There shall be allowed no boats, boat trailers, campers or similar vehicles on the condominium project.
3. STORAGE OF PERSONAL PROPERTY ‑ No articles of personal property belonging to occupants of condominium units shall be stored in any hallway, stairway or any common element of the condominium project. Such articles must be stored within the condominium unit.
4. PETS ‑ Guests or tenants within a condominium shall not be allowed to bring pets of any sort on the property nor shall they be allowed to stay within anycondominium unit. Legal owners of the unit may keep pets inside their units subject to the following:
a. Pets must NOT be left unattended outside the units.
b. Pets are to be fed and watered within the units.
c. Should a pet cause a nuisance by barking or otherwise, the owner is subject to having the pet removed by the association.
d. Pets shall NOT be walked in landscaped areas, and the owner is responsible for clean‑up after a pet on the condominium site.
5. BALCONIES ‑The condominium balconies shall not be used for hanging or drying laundry for storage purposes. Beach articles or towels maybe dried on the balcony if hung below the railing height.
6. COMMON PROPERTIES ‑ Owners, guests or tenants shall not be allowed to alter, in any way, any common element located on the condominium site withoutthe approval of the association.
7. USE OF AMENITIES ‑ Owners, guests, or tenants shall be required to wear the appropriate property tags identifying them while using the amenities provided on‑site, If property tags are not worn, the individual will be presumed to be a trespasser and will be asked to leave. An individual may only use those amenities located at the condominium project where he is staying.
8. GARBAGE ‑ Disposition of garbage and trash shall be only by the use of garbage disposal units or by the use of trash receptacles supplied by the association.Garbage shall be placed in trash bags before disposition. NO GARBAGE SHALL BE PUT IN THE HALLWAYS OR LAUNDRY ROOMS!
9. SIGNS ‑ No use of any type, advertising or otherwise, except for a small sign identifying the owner of the condominium unit.
10. DISTURBANCES ‑ Individuals shall control themselves and their children at all times on the project site. Children shall not be allowed to roam free or run in the halls or to make any noises within the unit which would disturb other homeowners. NO musical instruments, phonographs, stereos, televisions or otherwise, shall be played above a normal listening level while individuals are within the condominium unit. HOUSE PARTIES WHICH CAUSE AN EXCESSIVE AMOUNT OF NOISE ARE A NUISANCE AND SHALL NOT BE ALLOWED!!
11. AUCTIONS ‑ Auctions are prohibited on the property. Owners who desire to advertise their property for sale off‑site must limit visitors to two cars including their own vehicle at all times.
12. ANTENNAS ‑ No radio or television antenna, nor any wiring for any purpose can be installed on the exterior of the building or upon the common elements.
13. DUNES ‑ It is necessary that the boardwalk be used when going to the beach. The dunes are our greatest protection and we must protect them. Our condominiums are only 19 feet above sea level, so you can seethe importance of not destroying the dunes. It is unlawful to cut any vegetation from the dunes. There is a $200.00 North Carolina state fine for doing so.
14. WALKWAY ‑Please use the walkways built on‑site, for access to the beach. Do NOT walk across the dunes, Refrain from destroying any vegetation locatedon the dunes.
15. RENTAL ‑ Units shall not be rented to individuals under the age of twenty‑five (25) years of age unless they are accompanied by their parents or unless they are married. This is to ensure that a family vacation atmosphere will be maintained at the project.
16. ILLEGAL SUBSTANCES ‑ Illegal substances shall not be allowed on the condominium project, nor within the unit. It is a policy of the association to have police and trained dogs periodically patrol the halls and the property to keep out such activities. It shall also be prohibited for individuals under the age of twenty‑one (21) to consume or possess alcohol on the condominium site.
17. COPIES OF THESE POLICIES ‑ Each owner and each individual renting a condominium unit shall have occupant sign a copy of these rules and regulations and shall provide to the occupant a copy of the rules and regulations. Furthermore, each owner and each individual renting a condominium unit must provide a copy signed by the occupant to the property management office daily as guests check in. These rules and regulations are to be posted in a prominent place in the units.
18. FEEDING THE SEAGULLS ‑ There shall be NO feeding of the seagulls from the balconies due to the gull's droppings landing on owners, guests and tenants using the courtyard area.
19. VIOLATIONS ‑ Any violation of the foregoing rules and regulations may result in a fine or eviction from the property in addition to all other legal remedies as provided by the Declaration. The condominium unit shall be primarily responsible for violations of these rules and regulations, even if violations are caused by renters, or guests.
ANY OCCUPANT OR TENANT WHO IS EJECTED FROM THE PREMISES BECAUSE OF VIOLATION OF THESE RULES SHALL NOT BE ENTITLED TO REFUND OF ANY DEPOSIT OR RENTS PAID IN ADVANCE.
